Securing a desirable space for the Academy of Christian Education presented a host of unique challenges. Very few landlords will accept schools as tenants: zoning ordinances, parking regulations and building code requirements are very specific for a school and can be viewed as undesirable headaches for landlords. Additionally, ACE had a very specific and limited geographical area in which they could operate. The timing presented yet another challenge as the Academy had to relocate and open at the beginning of the school year. There was little room for lengthy negotiations or a long, drawn-out construction process.
Veatch located and negotiated lease terms on a desirable 40,000 square foot facility that met all criteria. We also negotiated a tenant improvement package on ACE’s behalf, enabling the school to recoup all of their relocation costs and provide enough of a financial cushion to expand their enrollment.
After occupancy, the Veatch team continued to work with ACE to assist with the transition and provide services the school was unaware of even needing. We helped navigate the design/construction phase as well as connected ACE administrators to the necessary real estate professionals and county officials in order to secure necessary permits and approvals.
