In analyzing the lease of one of the companies ECS was negotiating to acquire, Veatch Commercial supplied information that enabled ECS to reduce the overall cost of the acquisition by securing an escrow account that would offset the costs of future rent.
In another acquisition, we were able to identify and negotiate space for a business unit of the acquired company that was much more suited for the business function of the unit and reduced the rent for the unit by almost 50%, creating autonomy and increasing the value.
Finding ECS’s headquarters was even more of a challenge. The growth of the company was uncertain, and as a result, it was also uncertain which business units would be located at headquarters. Veatch Commercial worked with ECS to develop parameters for their search. One of our early options seemed like the correct choice when we reviewed the basic terms of the deal. However, when we provided our overall analysis of the direct and indirect costs, as well as the existing condition of the space, it became clear that the “cheapest” option would actually end up costing as much as $1,000,000 over the course of the lease. When we finished negotiating the final deal (on a different property), we were able to obtain base building improvements by the Landlord, saving ECS additional resources and money.
Finding the ideal space, however, was only part of our job. As we navigated into negotiations, our experience and exhaustive process led us to develop a detailed cost comparison. This information enabled us to secure a deal that saved ECS 26.3% on their facilities costs.
ECS’s satisfaction with this transaction has established a strong working relationship between our firms, and we have since gone on to successfully negotiate renewals and relocations in Chantilly, Crystal City, Fairfax, Washington, D.C. and Maryland, as well as in Raleigh, North Carolina; Orlando, Florida and Huntsville, Alabama.
