Strategic Use of Sublease Space
When a government contractor wins a contract, they are expected to start working on their tasks very quickly after the award. This can mean hiring additional employees and/or acquiring additional facilities. Both of these can be difficult as it takes time to hire people and to acquire space. No company wants to take on expenses before they are billable to a customer. The Buffalo Group won a large contract with a Federal Agency and needed to house their new employees until their permanent space was completed. They required office space with a flexible term that was ready to go so they could accommodate their new employees immediately.
In this situation, it is difficult to commit to long term lease given the indefinite requirement for number of people and actual starting date of the contract. Veatch Commercial was able to identify and negotiate a cost-friendly, plug and play sublease that accommodated the large influx of new workers. The term of the sublease allowed for enough flexibility so that there was only one month of overlap before the permanent space was completed.
The Buffalo Group’s new lease has excellent economic terms which keeps them competitive for future work. In addition, the quality of the finishes in the new space, completed by a team assembled by Veatch Commercial, will serve as an excellent recruiting and retention tool for the foreseeable future.
